How does the calculator work?
Lenders cap the share of your income that can go towards EMIs, called the Fixed Obligation to Income Ratio (FOIR). The calculator works out:
- Max permissible EMI: (income × FOIR) minus your existing EMIs.
- Eligible loan: the principal that this EMI can repay over the tenure at your interest rate.
- Effective tenure: your desired tenure, limited by retirement age (60 salaried, 65 self-employed).
Formula: Loan = EMI × (1 − (1+r)−n) / r, where r is the monthly rate and n the number of months.
Input and output comparison
| Monthly Income | Existing EMI | Rate | Tenure | Max EMI | Eligible Loan |
|---|
Note: Eligibility may vary based on lender policy, credit score and approved interest rate.
Factors affecting your eligibility
- Income: higher and more stable income raises both the FOIR allowed and the loan amount.
- Existing EMIs: every rupee of current EMI reduces what you can borrow.
- Age and tenure: younger applicants get longer tenures, which raises eligibility.
- Interest rate: a lower rate lets the same EMI support a bigger loan.
- Credit score and property value: a good CIBIL score and the LTV cap decide the final approval.
Benefits of using the calculator
- Shows your likely loan amount instantly.
- Helps you shortlist properties within your budget.
- Lets you test a co-applicant, tenure or EMI change.
- Reduces the risk of rejection from over-applying.
Frequently Asked Questions
What is a home loan eligibility calculator?
It estimates the maximum home loan you may qualify for based on your income, existing EMIs, age, interest rate and tenure.
How is home loan eligibility calculated?
Lenders allow a share of your income (FOIR) to go towards EMIs. After deducting existing EMIs, the remaining EMI capacity is converted into a loan amount using the interest rate and tenure.
What is FOIR?
Fixed Obligation to Income Ratio is the percentage of your monthly income that can be used for all EMIs, including the new loan.
Does a co-applicant increase eligibility?
Yes. Adding a co-applicant combines both incomes, which raises the EMI you can afford and the loan you may get.
Is the eligibility shown guaranteed?
No. It is an estimate. Final eligibility depends on lender policy, credit score, property value and documentation.
