How does the calculator work?
It works in three steps:
- Maximum total EMI: total monthly income × the FOIR / DTI you select.
- New EMI capacity: maximum total EMI minus your existing EMIs.
- Home price: the loan this EMI can repay over the tenure, plus your down payment.
Formula: Loan = EMI × (1 − (1+r)−n) / r, where r is the monthly rate and n the number of months.
Input and output comparison
| Monthly Income | Existing EMI | Down Payment | Rate / Tenure | Affordable Loan | Home Price |
|---|
Note: Calculated at 50% FOIR. Affordability may vary based on lender policy and credit score.
Factors affecting your affordability
- Income: every additional earning member raises the EMI you can afford.
- Existing EMIs: current loans reduce the EMI available for a new home loan.
- Interest rate and tenure: a lower rate or longer tenure supports a bigger loan.
- Down payment: a larger down payment adds directly to the home price you can buy.
- FOIR / DTI: a higher ratio raises affordability but leaves less room for other expenses.
Benefits of using the calculator
- Shows a realistic home price range instantly.
- Helps you shortlist properties within budget.
- Lets you test different rates, tenures and down payments.
- Helps avoid over-borrowing and keeps EMIs manageable.
Frequently Asked Questions
What is a home loan affordability calculator?
It estimates the home price you can afford based on your take-home income, existing EMIs, interest rate, tenure and down payment.
How is the affordable home price calculated?
Your maximum total EMI is your income multiplied by the FOIR. After subtracting existing EMIs, the remaining EMI is converted into a loan amount, and your down payment is added to get the home price.
What is FOIR or DTI?
It is the share of your monthly income that goes towards all EMIs. Lenders commonly allow roughly 40% to 65% depending on income and profile.
Can I include my spouse’s income?
Yes. Enter a co-applicant’s take-home income in Income B (and a third earning member in Income C) to combine incomes.
Is the result a loan approval?
No. It is an estimate. Final approval depends on lender policy, credit score, property value and documentation.
